Large-scale timber window and door renewal in Melbourne’s north-east
Some projects show exactly why Sealasash exists.
This large timber home in Melbourne’s north-east needed far more than a simple glass replacement. It needed a complete window and door renewal system: better glass, better sealing, improved operation, repaired timber where required, and careful attention to the original joinery.
Across the home, Sealasash completed 767 individual reglazing sections across double hung windows, fixed sashes, casement windows, doors, sidelites, French doors and feature glazing.
The goal was not to remove the character of the home. The goal was to keep the existing timber windows and doors, then make them warmer, quieter, tighter and better to live with.

What was happening in this home
Older timber windows are beautiful, but they rarely fail in just one way.
It is usually not just the glass. It is the whole system.
Thin glass can feel cold. Gaps around sashes can let in draughts, dust and noise. Loose beads can rattle. Old cords and pulleys can make double hung windows difficult to use. Hinged casements and doors can move over time, causing them to bind, leak air or close poorly.
That is why a project like this needs to be treated carefully. If you only upgrade the glass but ignore the gaps around the window, the new glass cannot perform as well as it should.

What Sealasash did
Sealasash approached this project as a complete window and door renewal package.
The existing timber windows and doors were retained, but the parts that affected comfort, performance and operation were upgraded. That included reglazing, sealing, repairs, hardware, beads, cords, pulleys and adjustment work.
The bulk of the reglazing was completed with Superclear Glavenir vacuum insulated glass. Glavenir is a vacuum insulated glass product developed by Panasonic, designed to provide high performance in a slim glass profile. You can also read more directly from Panasonic’s Glavenir information page.
This matters because many traditional timber windows do not have enough rebate depth for bulky modern double glazed units. A slim vacuum insulated glass unit allows a major performance upgrade while still respecting the existing timber joinery.

Why this was not just a glazing job
On paper, 767 reglazing sections sounds like the main story.
But the real story is the system around the glass.
On this project, Sealasash also completed core service work to selected double hung windows, supplied and installed new pulleys, replaced cords, installed staff beads, fitted white brush and Q-Lon seals, completed timber repairs to attic casements, adjusted hinged components and worked through detailed door glazing sections.
That is the kind of work you do not always see in a finished photo, but it is often what makes the home feel different.
Windows feel tighter. Doors close more confidently. Rattles reduce. Draughts reduce. The home feels more settled.

Double hung sash windows
What happens in many older double hung windows
Double hung windows have multiple moving edges. The sashes slide past the beads, meet at the centre rail, sit against the sill and move through channels that can wear over time.
When those areas loosen, the window can become cold, rattly, dusty and noisy.
That does not mean the window is finished. It means it needs to be serviced properly.
What was included
As part of this project, selected double hung windows were reglazed, serviced and upgraded. Top sashes were fixed where specified, and 18 sets of new pulleys were supplied and installed for reglazed bottom sashes.
New cords, staff beads and seals were also installed where required.
This is important because upgraded glass can change the feel and weight of a sash. A proper renewal does not just put new glass in and walk away. It makes sure the sash works as part of the full window system.
Casement windows and attic repairs
What happens in older casements
Casement windows are different from double hungs. They do not slide through sash channels, but they still rely on a good perimeter seal and a clean closing action.
If the timber has moved, the hardware has worn, or the sash does not close firmly, air and noise can still find a pathway through.
What was included
On this project, casement sections were reglazed and adjusted, with stile and rail repairs completed to attic casements where required.
This is the kind of repair work that protects the final result. If the timber is not sound, the glass upgrade is being asked to perform inside a weak frame.

Timber doors, sidelites and French doors
Why doors need special attention
Doors are often one of the biggest comfort problems in an older home.
They are used every day. They move, flex, latch, expand and shrink. Even small gaps around a timber door can make a room feel draughty or noisy.
What was included
This project included reglazing to front door sidelites, a single front door, front French doors, back door units and a laundry door.
These sections were reglazed with 6.1mm Superclear Glavenir where specified, with suitable glazing beads and adjustment work completed to the existing timber components.
Planing and adjustment of hinged components was also completed throughout the project so the finished doors and casements could operate properly, not just look better.



Door glazing formed a major part of the project, including front entry glazing, French doors, back door units and other timber door sections.
Feature glazing
The project also included an arched fixed pane reglazed with 6.1mm Superclear Glavenir, including internal and external barwork.
Feature glazing like this is important because it often gives a home its identity. A poor replacement approach can flatten those details or remove them entirely.
The Sealasash approach is to retain the feature, respect the timber work and upgrade the performance as carefully as possible.
Sound reduction in a real home
Noise reduction is one of the most misunderstood parts of window upgrades.
Many people assume sound only travels through the glass. In reality, sound also takes the easy path around the glass. It can pass through gaps at the meeting rails, loose beads, sash channels, door perimeters and worn closing lines.
That is why performance glass and sealing need to work together.
On this project, the upgrade considered the whole system: glass, seals, operation, timber condition and fit.

Condensation before and after
Condensation is one of the clearest ways to see the difference between older glass and higher-performing glazing.
In the photo below, the arched pane above had not yet been upgraded and shows visible condensation on the inside surface of the glass. The panes below had already been changed to Glavenir vacuum insulated glass, resulting in no visible condensation on the upgraded panes at the time of the photo.
This is a simple but powerful example of why glass performance matters. When warm indoor air meets a cold pane of glass, moisture can form on the inside surface. Higher-performing glass helps keep the internal glass surface warmer, which can reduce the conditions that cause condensation to form.
It is still important to be practical. Ventilation, humidity, bathrooms, cooking and indoor airflow all play a role in condensation. But this photo shows why upgrading from older glass to a high-performance product like Panasonic Glavenir can make such a noticeable difference.
